Council would like to thank the 70 people who came to see the draft Structure Plan for Inverleigh at the conversation posts held on 16 and 23 June. We received detailed and valuable feedback, including seven written submissions.

What we heard  

We have heard some very clear messages about Inverleigh, including that the country town/village character is cherished by the community and is something to be retained.

On the matter of lots sizes, we heard conflicting views. Some people want to subdivide because they don’t want to manage so much land, others want to keep the 1 ha minimum.

We also heard proposals for rural and service industry, commercial, recreation and horse riding/ bridle paths.

Looking ahead

Moving forward, it is likely that the minimum lot size will default to the State planning minimum in the Low Density Residential Zone of 0.4ha (4000sqm). Whilst this is a substantial change from the current structure plan, a lot size of 0.4 hectare provides a rural residential subdivision pattern and is significantly larger than the residential lot sizes in Bannockburn and Geelong, which average around 600-1000sqm (i.e. 0.06-0.1ha).

Council wants to be at the forefront of best-practice planning for Inverleigh to ensure we are well informed and ready to respond when proposals are presented by developers to rezone, develop and pursue land use changes in and around the town.

Key features of the new Structure Plan will include retaining an enduring settlement boundary, avoiding development in flood prone areas and providing for inevitable growth, at a moderate rate - similar to what has occurred over the last 10 years. The aim is to retain the country town feel, whilst still welcoming new residents to Inverleigh. The Structure Plan will ensure that appropriate infrastructure and road upgrades are provided as the town grows, so that it continues to thrive and meet the needs of the community. 

The Structure Plan will be reviewed by Council in the next few months before we present the finalised plan to the Inverleigh community later in the year. A formal planning scheme amendment will then be required to include the new Structure Plan into the Golden Plains Planning Scheme.
